    3 Huntington Quadrangle consists of two four story buildings totaling 408,000 square feet of rentable office space. The well occupied institutional asset was acquired at a basis well below replacement cost. The plan was to renovate and negotiate the lease renewal for an anchor tenant.

    A real estate developer acquired this property as a ground up luxury condominium development project. For the acquisition, FCAO arranged a secured short term bridge loan at a blended rate of 12% per annum. The loan was bifurcated between a senior piece (syndicated to an affiliate company) and a high coupon mezzanine piece (taken by FCAO) This loan was completely paid off in 2015.

    This 19-acre campus features 150,000 SF of office space and a 50,000-SF warehouse. It was being rezoned to a planned residential district as part of Old Tappan’s efforts to create affordable housing. Monocle was invested through a $12 million debt issuance with an interest rate of 11%.

  • 146-148 Bloomfield Avenue — Montclaire, NJ

    In December 2011, Monocle acquired this mixed-use property located along the main retail corridor of Montclair, NJ. Sponsors improved net operating income by increasing rents through unit renovations and by appealing property taxes to reduce expenses. The property was sold in April 2014 at nearly twice the equity.
